NIKOL: HIGH DENSITY LOW INCOME RESIDENTIAL NEIGHBOURHOOD

This portfolio contains a detailed study of a square kilometre a precinct in Nikol - A residential neighbourhood in east Ahmedabad, which focuses on analyzing the complexity of urban fabric and identifying the characteristics and problems through the evidence-based approach. The study was done through different Qualitative and quantitative methodologies such as, by engaging with the local communities through surveys, mapping, physical documentation etc. The study was done layer by layer on various parameters such as historical evolution and Transformation, physical characteristics, Socio-economic environment, Basic infrastructure Ahmedabad emerged as an economic and industrial hub of India. It had witnessed a large number of people migrating from the others parts of the country. The increase in pressure due to migration leads to the peri-urbanization on the fringe of Ahmedabad, in search of affordable housing and better living conditions. As precinct Nikol witnessed the Urban transition from the time of industrial evolution in Naroda, Odhav and Bapunagar. The precinct had reform as the residential neighbourhood of this 3 industrial estates. Nikol is such one place which had witnessed Peri-urbanization, situated on the Northeastern part of Ahmedabad., it has grown from agro-economy to urban economy. the first chapter of the portfolio gives an overview and historical background of Nikol, where it has been tried to understand the context and character of the precinct. In the second chapter, it is described why Nikol has grown as a high-density residential neighbourhood? where lower land cost and finding a better lifestyle for the lower income group of people are the major factors responsible for it, where factors responsible for the present physically stagnant growth has been discussed. The third chapter talks about the impact of urban fringe on lower income group people. At present socio-economic growth of Nikol is growing in a medium pace, where people trying to improve their lifestyle by engaging themselves as self-employed. As the migration is still increasing in the city and also in Nikol, it is going to be a huge demand for housing in the future. Still, the precinct is growing at a slow pace through the eastern side. The huge Vacant place can be seen through the eastern part of the city it has an immense potential of growth and meeting the demands of housing stock at the time of need through various planning interventions.
