A dwelling unit price consists of four cost components Land, transaction, Construction & Profit. The land is one of the highest contributors to a DU price breakup. The provision of serviced land will lower the ticket price of the DU by balancing through adequate availability of serviced land. Vadodara has 41% of the Urban footprint covered under the TPS and from that, only 23% of the TPS is in the Final Stage. Inefficient delivery of Serviced Land results in an increase in the unit price of the dwelling unit provided by the open market & monthly maintenance cost for a resident.
