The GHB redevelopment project focuses on maximizing land utilization by redeveloping existing housing stock and utilizing the remaining FSI for free sale component as a revenue-generating component for the developer. The studio aims to develop a project which is financially feasible and viable, with its business model. The proposed mixed-use redevelopment project IRR came to be 35%, with ROI at 48%, depending on construction cost stability with escalation and loading factors incorporated.
