The project is located along the Sabarmati River and covers 83 Hectares. It integrates high-speed rail, MRTS, BRTS, and conventional rail on a public land parcel predominantly zoned for TOD. The site is flanked by Sabarmati riverfront on one side. The micro-market study reveals a high demand for mid to luxury residential units and commercial spaces, supported by strong transport connectivity and limited competition in the vicinity. The project proposes with residential, commercial, and hospitality developments. Key risks include inter-agency coordination and slow relocation of existing infrastructure, addressed through a unified SPV and phased development strategy.
