Urban Expansion and Regeneration Planning

The majority of the cities in India are growing at an alarming pace due to rapid urbanization. While many of these cities prepare macro- level plans (Development Plans and Master Plans) to manage future growth, very few of them successfully prepare and implement micro-level plans such as Local Area Plans (LAP), Land Pooling Schemes (LPS), and Town Planning Schemes (TPS). In this context, this Studio is focused on developing core competencies in preparing micro-level plans for both greenfied (through TPS/LPS) and brownfied areas (through LAP), which go beyond conventional approaches and integrate multi-disciplinary aspects.

In this studio, the students have prepared Local Area Plans, Town Planning Schemes, and Land Pooling Schemes in differet cities such as Ahmedabad, Bangalore, Chennai, Delhi, Gandhinagar, Ghaziabad, Mumbai, Navi Mumbai and Surat. After reviewing the existing situations, statutory provisions, and stakeholder consultations, they developed a vision and proposals for street network, zoning, infrastructure, green network, etc., and explored the differet ways to implement them through land reconstitution, incentivized redevelopment, and other strategies after estimating compensation and contribution for each land parcel. Multiple presentations, discussions, and role-play sessions by external experts and practitioners are conducted throughout the semester to facilitate learning.
